LINTHICUM, MD, June 1, 2018— NFM Lending is pleased to honor Major Bruce P. Person, USA, Retired, as the NFM Salute for June 2018.

MAJ Person was born and raised in Quincy, Massachusetts. At 21 years old, he voluntarily joined the Army in 1964, knowing his number would soon be called in the draft. This allowed him to somewhat direct his future and not be assigned to infantry. MAJ Person enlisted in Army intelligence and was surprised three years later when he was commissioned as a second lieutenant in the infantry. He became an Airborne Ranger Special Forces officer with secondary specialty of military intelligence. He proudly served almost five years with Special Forces units, including the 7th Special Forces Group Airborne (SFGA), 1st SFGA, 5th SFGA (MACVSOG) and Joint Casualty Resolution Center, as “A” Team Commander, Senior Advisor Vietnamese Paramilitary Force and Team Leader Recovery Operations.

MAJ Person underwent extensive cultural language training for targeted operational areas. His expertise with the Vietnamese language enabled him to accomplish many tasks assigned to him, especially briefing the Vietnamese staff every morning in their language. The ability to communicate with Vietnamese civilians, North Vietnamese, and Viet Cong soldiers was a game changer. MAJ Person served two tours in Vietnam; one conventional and one unconventional. The first tour he was diverted to the 23rd Infantry Division and took command of the Delta Company, 4/31st Infantry, 196th Light Infantry Brigade. The second tour in Vietnam he went back to Special Forces where he served as Senior Advisor to a paramilitary battalion of Montagnards. The missions were to rescue Military Assistance Command, Vietnam – Studies and Observations Group (MACVSOG) cross border Recon Teams and Special Forces/Ranger Camps that were in trouble and needed quick reaction forces. His last Special Forces assignment was as an original recover team leader with the Joint Casualty Resolution Center (NKP) Royal Thai Airbase, Thailand where he helped to develop crash/gravesite recovery operations. MAJ Person’s team was on the very first mission back into Vietnam after the cease fire in 1973, to recover remains of U.S. personnel. His Special Forces training contributed tremendously to his success as a combat commander and unconventional operative.

MAJ Person served over 20 years in the U.S. Army before retiring as a Major, including five years in Southeast Asia; stationed in Korea, Okinawa, Vietnam, and Thailand. After transitioning from military life, he went on to become a He works as a retired mortgage originator and realtor, assisting his wife, Denise, with her real estate business He works as a retired mortgage originator and realtor, assisting his wife, Denise, with her real estate business. He is an active member of several organizations, including the American Legion Post 60, ALR Post 60, VFW Post 5637, Special Forces Association, 196th LIB Association, and 31st Infantry Association.

Senior Chief Sharp served in the United States Coast Guard from 1985 to 2011. He held many positions throughout his military career, including: Machinery Technician 3rd Class, Pollution Investigator, Boarding Officer, First Class Petty Officer, Machinery Technician Chief, Main Propulsion Senior Chief, and Chief of the Boat. Senior Chief Sharp was stationed primarily between Guam and Hawaii, with shorter stays in Taylor’s Island, MD and Seattle, WA. During his 26-year career, Senior Chief Sharp served on seven United States Coast Guard Cutters (USCGC): CAPE GEORGE, BASSWOOD, ASSATEAGUE, GALVESTON ISLAND, SASSAFRASS, WALNUT, and MIDGETT. He also worked with the Marine Safety Office (MSO) in Guam and the Naval Engineering Support Unit in Honolulu. The ships Senior Chief Sharp served on were involved in various tasks, such as: aids to navigation throughout the Western Pacific; search and rescue; investigating oil pollution incidents; foreign fishing vessel seizures; fishery violations; oil spill recovery; and vessel security, to name a few. Senior Chief Sharp also served in the Persian Gulf for the Iraq War.

Senior Chief Sharp is the recipient of 18 awards and medals, such as: Meritorious Service Medal, Global War on Terrorism Service Medal, and Coast Guard Commendation Medal.

Senior Chief Sharp retired from active duty in the United States Coast Guard in September of 2011. He worked as a Ship Repair Superintendent for two years before getting picked up by the US Navy at Puget Sound Naval Shipyard as a Shipbuilding Specialist, acting as Government oversite for contractors on Aircraft Carriers. “I continue to back the US Coast Guard and all the jobs they do,” said Senior Chief Sharp. “Do more with less was always the saying, and we did it and I see that the service continues to do business this way and continues to answer the call and take care of the jobs set before them, Semper Paratus.”

Senior Chief Sharp resides with his wife Connie in Poulsbo, WA and enjoys boating, fishing, clamming, and being outdoors. They have one daughter, Bianca Lei.

Sharp was nominated by his friend, Ted Trumbull.

“As a lifelong friend of Jamie, I was always amazed at the stories he told me of his duties while in the US Coast Guard. As the lesser-known U.S. Military Service, most people would associate it with protecting the waters around the U.S. mainland, but they cover all parts of the world. His 26-year career in the Coast Guard took him all over the world’s waters, patrolling the Pacific water for months on end. He always called me after getting back to port with new stories; he’s shared tales of rescues and pulling people from sinking boats during storms. Though maybe not the headline news type of military action most of us know, the Coast Guard is out there patrolling foreign waters and protecting the USA in ways we never hear about. Jamie was some of the first military to go to Iraq during the Gulf war. I commend him and his service to this country.”

You only have one chance to make a great first impression and for your home that impression comes from curb appeal. It’s up to you to make your home appealing, so spend the time and money to entice potential buyers to take a further look. Here are 8 ways to add curb appeal to sell your home:

Clean: The first thing you should do to your home is give it a much-needed “bath”. Rent a power washer if you don’t own one or hire a professional. You’d be amazed at the difference a deep cleaning will make to your home. Don’t stop at just the house; clean the porch/deck, walkways and driveway. Getting rid of all the grime will make your home look like a million bucks without having to spend it.

Paint: Now that your home is squeaky clean, you can add a fresh coat of paint. Redoing the entire exterior of your home isn’t necessary, so if you’re working on a budget don’t worry. Instead, focus on painting a couple areas that will stand out. The most eye-catching spots will be your front door, shutters, trim, porch, and mailbox. Painting just these spots will keep the cost of paint down while helping rejuvenate the look of the home.

Update Any Metals: Those outdated light fixtures, rusty house numbers, and ready to fall apart railings have got to go. Start with finding modern light fixtures for your porch and go from there. All metal used around the exterior of your home should remain consistent to tie everything together. Be sure to pick items that match the overall design of your home; the exterior of your home should act as a preview for potential buyers of what they can expect when they walk inside.

This extends your “living” space outside and potential buyers can imagine themselves sitting around a fire pit, reading a book, or sipping their morning coffee. Use Color: If your yard is lacking, use color—especially contrasting—to your advantage. Ditch the same old brown mulch for a brighter red. You’ll have to keep up with maintaining your yard as you won’t know how long it will take to sell your home.

While buying a home might seem straightforward, there’s a lot more to the process than picking out a home and obtaining a mortgage. One of the things most buyers don’t prepare for is all the hidden costs of buying a home, both during the homebuying process and after.

Some of these costs occur during the homebuying process, otherwise known as closing costs:

Down Payment/Earnest Money: Your down payment is a certain percentage of the home’s purchase price, ranging from 0-20%. Earnest money is essentially a security deposit that shows your intent to buy the home. This money is later applied to your down payment when you purchase the home. For example: if the home you want to buy is listed at $250,000, you can expect to have a down payment between $8,750 (3.5%) and $50,000 (20%).

Appraisal Fee: An appraisal is a written analysis of a property’s estimated value, prepared by a qualified appraiser. On average, the fee for an appraisal ranges from $250 to $400. This price is dependent on the size of the home you are looking to buy and where you live, so it could be more or less than average.

Title Services: When you buy a home, the seller must transfer their legal ownership or “title”, over to you in the form of a deed. Your lender requires you to have a complete title search and insurance to protect you in the instance that the seller or previous owners didn’t have complete ownership of the home. This fee is a bit higher than other closing costs, averaging around $1,000, but it is a vital aspect to protecting yourself from potential issues in the future.

Lender’s Origination Fee: When working with a mortgage lender, they charge an upfront fee to process your loan application. This fee is usually a percentage of the total loan you obtain, also known as “points”. One point is equal to 1% of the loan amount. For example, on a $250,000 loan, a 1% origination fee or one point is equal to $2,500.

Home Inspection: It is crucial to have a home inspected before you proceed to purchase. Professional home inspectors are trained to see things that normal eyes might overlook. You don’t want to buy a home with foundation problems, bad roofing, or pests. The cost for a professional home inspection is between $300 and $500, depending on the size of the home.

Property Taxes: As a homeowner, you typically pay property tax twice a year. In most cases, the sale of a home will fall within one of the tax periods. This means that at closing, the buyer will reimburse the seller for the property taxes they’ve already paid for the tax period. Since you are only paying a portion of the taxes, the total cost depends on both the value of the home and how far into the pay period you are buying the home.

After you purchase your new home, you should plan to pay for these expenses:

Moving: There are a lot of aspects of moving to consider when trying to estimate what it will cost. Are you moving down the street, across the state, or across the country? Obviously, the further the distance, the more you will pay for movers or to rent a moving van/truck. Moving yourself is a cheap alternative to hiring professionals. The size of the home and the weight of items also impact the cost. You’ll need to purchase packing supplies, including boxes, containers, tape, and bubble wrap. The time of your move also comes into play, as moving in the summer is busy season and usually has the highest rates. Expect to spend anywhere between $1,200 and $5,000 to move.

Utilities: If you’ve owned a home before then you’ve experienced paying for your own utilities. For first-time homebuyers, some of these costs were probably covered if you were renting. Utilities you’ll have to pay include: water, sewer, gas, cable, internet, electric, trash/recycling, and phone. A few of these costs are dependent on the seasons (electric), while others can be impacted by the number of people living in your home (water). Plan to pay about $300 to $600 a month in utilities when setting a budget. You can easily adjust this amount once you’ve had a couple months to find your own average.

Maintenance/Renovations: While your new home might have been in great condition when you purchased it, it’s your responsibility to keep up with maintaining the home and yard. If you’ve never had to maintain a yard, you might need to purchase some tools, such as a lawn mower, rake, shovels, shears, or leaf/snow blower. If you prefer to hire professionals to maintain your landscape, be sure to add that into your budget. Set aside some money for a renovation budget as well, as you might choose to repaint the living room or redo the kitchen a year or two down the line.

Homeowner’s Association (HOA): If the home you purchased is part of a HOA, you’re going to have an additional monthly cost of, on average, $200 to $400. The more upscale the community/amenities, the higher the fee. Every HOA has different requirements and standards, so do your research before choosing to join.

Becoming a homeowner is a milestone achievement, so make sure you are fully prepared for the financial commitment. Now that you know what hidden costs to expect when buying a home, you should feel confident about your budget and moving forward in the homebuying process.
