LINTHICUM, MD, October 1, 2016— NFM Lending is pleased to honor Corvin Arterburn, Jr. as the NFM Salute for October 2016.

Arterburn and his friends joined the Navy to help with  efforts during WWII in September 1944, while they were still in high school. Arterburn was on a Landing Craft Infantry (LCI) and a Landing Ship Tank (LST) that transported Japanese prisoners to Yokohama, Japan. After completing his service in the Navy in 1946, Arterburn returned to his small hometown of Glasgow, Kentucky, and finished up his senior year of high school. Later, Arterburn joined the Army Reserves. When the Korean War began, he was called up for active duty from 1950 to 1952, interrupting his college studies. He was stationed at Ft. Bragg, North Carolina, with the 18th Airborne Corp. as a Master Sergeant and an Army-trained stenographer. In 1951, he married his wife, Greta, with whom he had three children.

After he was discharged from the Army, Arterburn returned to college and graduated from the University of Louisville in 1957 with a degree in business, while raising a family and attending night classes after work. He entered the tech world early as a senior systems analyst and stayed in the field of early computers until he retired. Arterburn passed away in 1996.

Arterburn was nominated by his daughter, Luanne Cruse.

“I’m very proud of my dad, who held this country dear to his heart, and was willing to step forward and serve in two military branches to help protect our wonderful nation,” said Cruse.

LINTHICUM, MD, September 8, 2016— During the month of August, NFM Lending matched donations made by employees to the Ellicott City Partnership, a nonprofit supporting rebuilding efforts in Ellicott City, Maryland, after the flooding that took place in July.

On July 30, 2016, Ellicott City experienced severe floods that destroyed stores, buildings, and homes along Main Street. The area received six inches of rainfall in less than two hours, causing the river to overflow, sweeping cars away and causing major destruction. All residents of the area were evacuated, and many lost everything that they had.

“The devastation in Ellicott City hits extremely close to home for NFM,” said Bob Tyson, COO/CAO of NFM Lending. “I am fortunate enough to be a part of a team that loves being involved in the community. This is about more than just ‘giving back’ though; this is about restoring stability to the lives of everyone affected. I am humbled by the support offered thus far, and I hope NFM’s match will encourage more people to donate.”

LINTHICUM, MD, September 2, 2016— NFM Lending is pleased to honor Shad Lorenz as the NFM Salute for September 2016.

Shad is a 12 year United States Army Veteran with two combat deployments in support of Operation Iraqi Freedom. During his 12 years of service, he has conducted extensive military training both physically and mentally challenging. After September 11th , Shad enlisted in the United States Army. Enlisting in the Infantry was a big step towards his interest in fitness. Outside of the Military, Shad was introduced to weightlifting through friends, who would  lift weights after work and on weekends. It started out as a hobby, but began to evolve the more he looked into the sport of weightlifting. Lorenz and his wife eventually would open CrossFit Germantown Performance, a gym in Germantown, MD.

“I joined the Army on September 11, 2001 because of the attack on our soil,” said Lorenz. “I wanted to serve and do my part for my country. After spending 12 years in active duty and serving with some of the finest soldiers I have had the privilege to meet, serving my country with the people I have and supporting this country is the greatest honor I have ever been a part of.”

Lorenz was nominated by his wife, Beth Piantone.

“Shad is a wonderful, loving and extremely giving person,” said Piantone. “He loves to train people in physical fitness to help them be the best version of themselves possible. He is a selfless bleeding heart who would give you the shirt off his back while he’s fiercely protecting his family and community from enemies and dangers.”

If you are considering purchasing a home, you may wonder what your financing options are. While there are many mortgage options available, some of the most common loan types are conventional, FHA, VA, USDA, and Jumbo loans. Over the next several weeks, we will answer the top 5 questions about the top 5 types of home loans. This week, we will discuss FHA Loans.

FHA Loans
An FHA Loan is a type of government-insured loan offered by the Federal Housing Administration (FHA). Rather than lending money directly to home buyers, the FHA insures lenders against losses that may occur in the event that the borrower defaults on the loan. This allows lenders to offer these loans with less strict requirements than conventional or other home loans.

If you are considering an FHA loan for your home purchase, read on to learn the answers to some of the most common questions home buyers have about FHA Loans.

Anyone who does not already have an FHA loan is eligible to use this program. FHA loans are popular with low-income and first-time home buyers, due to the less stringent requirements. They have lower down payment requirements and tend toave lower credit score requirements.

The minimum down payment amount for an FHA loan is 3.5%. This is much lower than the down payment amount for a conventional loan, which is normally 20%. Additionally, FHA loans allow for down payment assistance provided as a gift by a family member, employer, or charitable organization, which other loan programs do not allow.

The credit score requirements for an FHA loan will depend on your lender. However, if you have no credit history or have just begun your credit history, an FHA loan will allow you to add a family member as a co-signer on your loan.

If you opt for an FHA loan, you will be required to pay a Mortgage Insurance Premium (MIP) in addition to your monthly mortgage payments. Mortgage insurance protects your lender from losses in the event that you default on your mortgage.

If you had a foreclosure or deed-in-lieu of a foreclosure, you may not be eligible for an FHA loan for three years after the date the title was transferred from you. However, if the circumstances of the foreclosure were out of your control, your lender may be able to grant an exception. If you are still paying on a Chapter 13 bankruptcy, and your payments have been satisfactorily made and verified for at least one year, you may qualify for an FHA loan. You will need to provide written explanation of the circumstances of the bankruptcy, have re-established good credit, have stable employment, and qualify financially for the loan. If you or your spouse filed for Chapter 7 bankruptcy, at least two years must have passed since the bankruptcy discharge date. As with Chapter 13 bankruptcy, you will need to provide written explanation of the circumstances of the bankruptcy, have re-established good credit, have stable employment, and qualify financially for the loan.

LINTHICUM, MD, August 24, 2016— NFM Lending will contribute $15,000 to United Way of Southeast Louisiana to support cleanup and rebuilding efforts following the tragic flooding that took place this month.

“When you hear that 60,000 homes were damaged, 13 people to this point have lost their lives, and that this is the worst natural disaster since Hurricane Sandy, it makes you pause and understand what really is important in life,” said Jan Ozga, President. “It makes you quickly realize how overwhelmingly powerful Mother Nature can be, and how something like this could happen to anyone at any time. We couldn’t sit back and do nothing. Hopefully our small donation helps somebody impacted by the flooding. We hope and pray that Louisiana recovers quickly!”

Jennifer Cook, NFM Lending Branch Manager in New Orleans, is contributing $2,500 to United Way of Southeast Louisiana. NFM will further support that donation with a contribution of $12,500.

“As a branch manager in Louisiana, even though my immediate area of New Orleans was not affected by flooding, I felt like we needed to do something to help,” said Cook. “I have friends and past clients who were affected, and while working with locals to get specific needs filled for families, I wanted to also help out financially on a larger scale than I can do alone. I reached out to the NFM corporate office on the business day following the floods and immediately received a positive response. I am proud to work for a company that sees a need and acts accordingly, and am really looking forward to helping United Way of Southeast Louisiana with their efforts.”

LINTHICUM, MD, August 15, 2016—NFM Lending is pleased to announce the successful completion of its Second Annual School Supply Drive. From July 25th to August 12th, 2016, NFM Lending collected school supplies  to put together backpacks with needed materials for underprivileged children in Anne Arundel County. This year, NFM Lending provided the Anne Arundel County Public School District with 50 filled backpacks for children attending kindergarten through fifth grade.

SGM (Ret) Gregory W. Heffner served honorably in the Maryland Army National Guard for over 35 years, entering service on January 20, 1974. Heffner worked in numerous key assignments culminating at the National Guard Bureau Policy Division, Arlington, Virginia until his retirement in February 2009. He has received many accolades for his service, including the Legion of Merit, the Meritorious Service Medal, and the Army Commendation Medal.

Heffner remains at the National Guard Bureau as a Department of the Army Civilian, GS 13. He is a lifelong resident of Frederick, MD, and has been married to his wife, Terry Lynn Heffner, for over 41 years. He has two daughters, Hilery Leatherman and Katherine Speilman, and seven grandchildren.

“I nominated my Dad, SGM Greg Heffner, because he is the most patriotic person I know,” said Leatherman.  “He loves our country, served 35 years active duty, and now that he’s retired, he is still working as a civilian for the MDARNG as a policy writer. He has always been someone that others call on for advice, assistance or anything regarding other soldiers.”

Are you considering buying a short sale property? A short sale is the sale of a property where the net proceeds from the sale are short of the debts secured by the liens on the property.  This can be a complex process with many moving pieces. But there are many reasons this may be a good choice for you. You will be competing with fewer buyers, and you may be able to purchase your home for well under market value. However, since the short sale process is different from a traditional home sale, here are 4 things you should know in order to have a successful short sale purchase.

  1. You May Have to Wait
    If you put an offer on a short sale home, you may have to wait several months, or even longer before all stakeholders accept the offer. This is because a short sale property may have more than one bank with a lien on the property (second mortgage, line of credit, etc.). Be prepared to wait, and to move quickly once your offer is accepted, as you may have only a small window in which to take action. If you are not in a flexible living situation, a short sale may not be the right choice for you.
  2. Stay Updated
    Keep in touch with your real estate agent and ask them to keep in touch with the listing agent, who can provide updates. Because short sales often involve a waiting period, it is possible your credit report will be reviewed again before you close on the property. Stay on top of your finances, and avoid making large purchases, making late payments, or doing something that could affect your credit negatively. Throughout the waiting period, make sure you stay in contact with your Loan Originator as well, and provide them with recent pay stubs and bank statements.
  3. Be Prepared to Make Improvements
    Often, a short sale property will need considerable home improvements. Take this into account when deciding whether to submit an offer. If you do not have the time or finances to invest in repairs or improvements, you may want to reconsider purchasing a short sale.
  4. Don’t Get Discouraged
    The long waiting period may be discouraging, but it is normal for short sales and is not necessarily a bad sign. However, a short sale is a fluid situation. After a lengthy waiting period, your offer may be rejected, or counter-offered. This doesn’t mean that you will never find anything. Continue to work with your real estate agent and lender and explore all of your options. They will help you find the right home.
