LINTHICUM, MD, May 1, 2017— NFM Lending is pleased to honor Sergeant First Class (SFC) Gregory Wood as the NFM Salute for May 2017.

SFC Wood has been a service member with the United States Army for over 26 years. He started at the young age of 19 in 1990 and immediately was stationed in Germany. After his initial two years of service, he continued with the Maryland National Guard. Once the tragedy of 9/11 clouded our nation, SFC Wood was recalled to active duty, and has served tours for Operation Noble Eagle in Washington, D.C., and Operation Enduring Freedom in Afghanistan. He currently serves full-time for the Maryland Army National Guard, and is responsible for the State of Maryland National Guard’s training budget, where he has made great strides in the development of new standards of practice. He was most recently honored with the Meritorious Service Medal for his efforts. He is the father to three daughters and a stepson.

Wood was nominated for the NFM Salute by NFM Lending Branch Manager, Jennifer Cook.

“I had the pleasure of helping Greg and his fiancée, Misty, purchase their home earlier this year,” said Cook. “Misty and I wanted to acknowledge Greg’s long-term service to his country. SFC Wood is the all-American hero.”

Here are 4 tips for buying a home if you’re self-employed.

  1. Save up for a down payment – Being self-employed can make you appear on paper to be a risky borrower, but you can avoid this by saving up for a down payment. Having the ability to put down a significant down payment may make you a more attractive candidate for a mortgage.
  2. Take steps to improve your credit score – Even if you have good credit, it is worth it to speak with a credit counselor or financial planner about what you can do to improve your score. A higher credit score means you may qualify for more and be eligible for better rates as well. Just as with a higher down payment amount, a high credit score may make you a less risky candidate for a home loan.
  3. Keep track of your business expenses – While it’s important to show your lender that you have a profitable business, it’s also important to make sure your overall taxable income is high enough to qualify for a home. If your business expenses are almost as high as your gross annual revenue, your taxable income will be low, which is how your lender calculates how much house you can afford.
  4. Pay off your debts – Your debt-to-income ratio (DTI) refers to your obligation on long term debts divided by your gross monthly income. Your DTI is another factor that your lender will consider when pre-qualifying you. If you have credit cards with outstanding balances or other consumer debt, it’s a good idea to pay these off before applying for a home loan. Your monthly debt will be lower and your cash flow will be higher.

LINTHICUM, MD, April 1, 2017— NFM Lending is pleased to honor Debbie Turrill as the NFM Salute for April 2017.

Turrill joined the Air National Guard in August 1993, enlisting as a Personnel Specialist. After flying on a C130 to Gulfport, Mississippi, for training, she approached her Chief and told him she wanted to fly. She went to Loadmaster School in 1995, and after 5 months of training in Little Rock, Arkansas, she was a fully qualified C-130H Model Loadmaster. She has been involved in multiple conflicts and was activated in 2003 for Operation Iraqi Freedom, and then to Afghanistan, where she continues to rotate with her unit every 18 months. She has over 5,000 flying hours as a Loadmaster and continues to fly once a week.

“I have been truly blessed with a wonderful 24 years in the Air National Guard, and I hope to continue my service for at least another 10 years,” said Turrill.

Turrill was nominated by her friend, Penny Skaff.

“Debbie is hardworking, dedicated, and loves her work,” said Skaff. “She flies many missions all over the world, putting herself in harm’s way when duty calls. She is also an animal lover and, along with caring for her own pets, she fosters homeless animals and gets them ready for a home that she’ll find for them. She has a big heart, and I couldn’t ask for a better friend.”

LINTHICUM, MD, March 1, 2017— NFM Lending is pleased to honor Bryce Chambers as the NFM Salute for March 2017.

Since age 10, Bryce Chambers wanted to serve in the military. On May 8, 2015, his 20th birthday, Chambers began 16 weeks of basic training in addition to infantry training, with the goal of becoming an infantryman. He graduated in August 2015, and was stationed at Schofield Barracks in Hawaii. Chambers is a grenadier, specializing in explosives, and was recently promoted to an E4. In December of 2015, he married his high school sweetheart, Rachel, and she joined him in Hawaii.

Chambers was nominated by his mother, Jane Chambers, along with Greg Cowart, an NFM Lending Branch Manager in Richmond, VA.

“Bryce has always told us that he wanted to serve in the military,” said Jane Chambers. “When I asked him why he felt so strongly about joining the Army, his response was, ‘I feel like as a citizen of the United States of America, it is my duty to serve at least four years in the military!’ If I am totally honest, thinking of my youngest son serving in the Army scared me beyond measure. While my heart burst with pride during his Advanced Individual Training graduation, the realization that my son was willing to lay his life down on the line for his country was breathtaking. Words simply are not enough to express how proud Keith and I are of our youngest son: Bryce, my soldier, my hero!”
