The Ronald McDonald House Charities Maryland is an organization that provides a cost-free ‘home away from home’ for seriously ill children and their families while undergoing treatment. They also work with and help fund programs in the local area that directly improve the well-being of children. Since 1982, the RMHCB has housed more than 35,000 families from not only around the country, but the world. Money raised from events like the Red Shoe Shuffle have provided RMHCMD the means to build a larger facility to increase the number of families they are able to house every day. According to their website, “The new House will serve approximately 55 families daily and 2,200 families annually.” The new house will open later this spring.

So, you’ve decided you want to buy a fixer-upper. Homes that require a little bit of TLC are a great choice as there is typically less competition in the housing market. However, they aren’t for the faint of heart. These homes require more time spent planning and usually a bit more work. If you’re up for the challenge, you will most likely discover plenty of benefits. Let us get you on the road to homeownership by answering your first question: what is an FHA 203(K) rehab loan?

The FHA 203(K) rehab loan (also known as a renovation loan) allows a qualified borrower to purchase or refinance a home and finance renovations with a single loan. The convenience of this single loan removes the frustration and stress of having to apply for multiple loans.

The cost of renovations/repairs are not to exceed 110% of the after-improved value of the home.

The repairs allowed on a 203(K) are not restricted to FHA required repairs that would be deemed necessary by a consultant and/or appraiser, but can include a “wish list” of items such as:

Luxury items such as installation of a pool or fire pit are not allowed.

203k Rehab Loans

FHA offers two versions of the 203(K) program.

Limited 203(K)

This program allows you to finance into the loan limited/non- comprehensive repairs:

NFM Lending requires a minimum of $3,500 in repairs for this program. A HUD consultant is not required to perform an inspection of the property on this type of renovation program but may be used.

Work cannot displace you from the home for more than 15 days. If the house will be vacant for longer than 15 days, a Standard 203(k) must be used. The Limited program allows a disbursement at closing, up to 50% of the estimated materials and labor costs before beginning construction, but only when the contractor is not willing or able to defer receipt of payment until completion of the work, or the payment represents the cost of materials incurred prior to construction.

Standard/Full 203(K)

The Standard/Full 203(K) program allows you to finance in many more items than the limited program. Repairs with this type of 203(K) can include structural alterations, conversions from 1 to 4 units, work that requires plans, and many more. A HUD approved consultant is required. You must meet with the consultant to determine not only the mandatory items but any “wish list” items that are to be included in the cost of repairs.

With the Standard program, you can be displaced from the home for up to 6 months. Mortgage payments can be financed into the loan for the time that the house is deemed uninhabitable during the renovation period. The HUD consultant will deem the number months that can be financed into the loan. Please inquire as to the availability of financing in mortgage payments with your 203(K) specialist.

All loans require the use of a licensed contractor. Any repairs including the cost, materials used, scope of work, etc., should be completely decided upon prior to closing. You cannot act as your own contractor, and you cannot be related to the contractor. The contractor must be licensed and insured as a home improvement contractor and/or specialty contractor in the state or local jurisdiction where the work is being done. Choosing the right contractor is crucial to making sure that there are no issues after the work begins. It’s very important to obtain the contractors credentials up front and present them to NFM Lending for review as soon as possible.

While choosing to purchase a home that needs renovations isn’t as easy, it does provide several benefits. You’ll face less competition while purchasing and you’ll have higher equity then you would when buying a move-in ready home. LINTHICUM, MD, March 8, 2019— NFM Lending is pleased to honor Sergeant Major Nancy Ainsworth, USMC, Ret. as the NFM Salute for March 2019.

SgtMaj Ainsworth served on active duty in the Marine Corps from Dec. 1981 through Aug. 2007. She attended boot camp in January and February 1982. She recalls, “Back then, women did not qualify with the service rifle! We also received classes on how to properly wear makeup. I believe after I left boot camp, I never wore makeup again!”

Her first duty station was on the island of Okinawa, Japan. She met her husband while in Okinawa and they were married the following year by the Justice of Peace in Jacksonville, NC, over 35 years ago. Together they were stationed on Camp Lejeune from 1983 to 1986. Both were meritoriously promoted to Sergeant on the same day. They received orders to Parris Island, SC to be drill instructors in 1986 and were both meritoriously promoted to Staff Sergeant while serving there. They transferred back to Camp Lejeune together in 1989 and had their first son, RJ, in 1990.

SgtMaj Ainsworth received orders back to Okinawa in 1991 when RJ was just nine months old. She took RJ with her and spent a year on Okinawa while her husband prepared to deploy with his unit. She returned to Camp Lejeune in 1992 and had her second son, Charlie, that year. She was promoted to Gunnery Sgt in 1993 and received orders to Headquarters Marine Corps in Arlington, VA in 1994 – the same year her husband was medically retired from the Marine Corps. SgtMaj Ainsworth served at Headquarters Marine Corps for two years until she was selected to go to college on the Staff NCO degree completion program. She attended Campbell University from 1996-1998, graduating with a BS degree in Psychology. While completing her degree, she was selected to the rank of First Sergeant. SgtMaj Ainsworth served at the Marine Corps’ School of Infantry, Marine Combat Training Battalion from 1999 to 2001. She was promoted to Sergeant Major in 2001. While a Sergeant Major, she deployed to Kuwait in support of Operation Iraqi Freedom in 2003 and to Iraq in 2005. Upon return from Iraq, she became the Sergeant Major of Marine Corps Combat Service Support Schools, Camp Johnson, NC. She retired as a Sergeant Major in 2007.

SgtMaj Ainsworth’s service awards include: Legion of Merit, Combat Action Ribbon, Navy and Marine Corps Commendation Medal (3d awd), Meritorious Service Medal, Navy and Marine Corps Achievement Medal, Iraq Campaign Medal, Sea Service Deployment ribbon (3d awd), Global War on Terrorism Expeditionary Medal, National Defense Service Medal (2d awd), Navy Meritorious Unit Commendation (2d awd), Navy Unit Commendation (3d awd), and Marine Corps Good Conduct Medal (7th awd).

Upon retirement from the Marine Corps, SgtMaj Ainsworth began working for the Marine Corps Engineer School as a contractor. She has been working as the Operations Chief for the Defeat the Device Branch, Counter- Improvised Explosive Device, Mobile Training Cadre for nearly 12 years. She believes it was the perfect transition from the Marine Corps.

SgtMaj Ainsworth was nominated by her sister, Susan Dewar.

“My sister, Nancy, had an amazing career in the Marine Corps. She retired at the rank of Sergeant Major – the highest enlisted rank one could achieve – after 26 years of active duty service. Nancy achieved what very few Marines achieve and what only a handful of female Marines achieve. She has earned the respect of many!”

NFM Salute is an initiative in which one military member or Veteran is chosen each month to be honored as the “Salute of the Month.” Salutes are chosen from nominations on the NFM Salute website, www.nfmsalute.com. The “Salute of the Month” will be featured on the website with a biography and information about his or her service, and NFM Lending will make a $1,000 donation to a military or Veteran non-profit in the Salute’s name.

Selected NFM Salutes may choose from one of the following three non-profits: Platoon 22, AnySoldier, and the Gary Sinise Foundation. SgtMaj Ainsworth chose the Gary Sinise Foundation to receive this month’s donation. Explaining her decision, she stated, “This foundation supports and honors active duty military, veterans, as well as first responders. My son is a Raleigh, NC police officer. He was recently critically injured in the line of duty and is recovering at the Wake Med Hospital in Raleigh. A donation to the Gary Sinise Foundation would not only recognize my service but also the service of my son, whose job as a police officer seems exponentially more dangerous than my 25+ years in the Marine Corps!”

Conventional

Upon graduation from high school, Pvt. Alvarez enlisted in the United States Marine Corps. He recently graduated from boot camp at the Marine Corps Recruit Depot at Parris Island, South Carolina. Pvt. Alvarez is currently attending military training camp at Camp Geiger in Jacksonville, NC. From there, he will proceed to the Marine Corps Communication-Electronics School in Twentynine Palms, California.

The thought of him being part of the U.S. military never even crossed my mind. Buying a home is one of the most significant financial decisions you will make in your life. In order to make an informed decision, doing some research for each step of the process can help ensure a smooth transaction. Here are the 6 basic steps needed to purchase a home.

How to purchase a home

Step 1: Get Pre-Qualified

It is important to get pre-qualified so that you will know what you can afford, what you will qualify for, and what types of homes you should be looking at. Pre-qualification allows you to enter the home buying process prepared. It makes your home search more efficient and ensures that when it comes time to make an offer on a home, you are ready.

Step 2: Determine Your Loan Type

Conventional? FHA? USDA? VA? 203K? Find the best loan for you based on your personal financial situation, how long you plan to live in your home, how quickly you plan on paying your mortgage back, etc.

Step 3: Find Your Home (and Make an Offer!)

It’s finally time to begin your home search. This may be the most exciting part of the process, and it can be easy to get caught up in that excitement. It’s important to make this decision carefully, consider your options, and to work with knowledgeable professionals who can help you make the best choice.

Mortgage approval

Step 4: Apply for the Loan

This is the time to assemble and submit all your financial information and documentation to your lender for evaluation. Once you signed a contract, contact your Loan Originator to submit your loan. They are there to help you figure out what documentation you need to provide, and ask you questions about your financing so that you can submit the best possible loan application.

Step 5: Processing and Underwriting

Once you apply for a home loan, your Mortgage Loan Originator will submit all your documentation to processing, and from there, your loan will be sent to underwriting. Processing will order a title search to make sure that the seller has legal rights to the property and schedule an appraisal to determine the value of the property. From there, your loan will be sent to Underwriting where it will be determined if the loan is a good fit. A clear-to-close (CTC) will be issued if approved.

Purchasing a Home

Step 6: Go to Closing (and enjoy your new home!)

At closing, all the necessary paperwork is presented and signed by both the sellers and the buyers, the title of the property is transferred, and all the documents are recorded. Congratulations, you are officially a homeowner!
