LINTHICUM, MD, April 2, 2018— NFM Lending is pleased to honor Colonel Erwin A. Burtnick, USA, Retired, as the NFM Salute for April 2018.

COL Burtnick served over 37 years on active duty and in the Army National Guard and the Army Reserve.  Commissioned through Officer Candidate School, he has held numerous positions throughout his military career, including: Rifle Platoon Leader in the 115th Infantry, Adjutant of the 2122nd US Army Garrison, Secretary of the 2071st USAR School, Chief of the Evaluation Reports Branch (IMA) at the Military Personnel Center, and Director of Personnel and Community Activities (IMA) at the Supreme Headquarters Allied Powers Europe (SHAPE) in Belgium.  He also commanded the 165th IMA Detachment in support of the Army Deputy Chief of Staff for Personnel at The Pentagon.

COL Burtnick is the recipient of 24 decorations, service medals, and ribbons, including the Legion of Merit.  He was the first person in the Department of Defense to be presented the Military Outstanding Volunteer Service Medal (MOVSM), which was awarded for his work with the Committee for Employer Support of the Guard and Reserve (ESGR) in the Department of Defense (DOD). He received a second award of the MOVSM for his work with Veterans.

The longest serving ESGR member in the country, COL Burtnick was appointed in 1973 to the ESGR National Advisory Council and served as the chair of the central region of Maryland and an ombudsman.  He is also a DOD Master Trainer. For his work with the committee, COL Burtnick has received numerous awards, including the Department of Defense ESGR Lifetime Achievement Award and the James M. Roche Spirit of Volunteerism Award, the highest award bestowed by ESGR.  He was also previously designated the National Ombudsman Volunteer of the Year.

Commander of the Department of Maryland, Jewish War Veterans of the USA, COL Burtnick is also the chairman of the National Awards for Valor Committee. He serves on the National Executive Committee and is vice chairman of the National Finance Board. Active in numerous other veteran and military organizations; Colonel Burtnick is the commander of the General George G. Meade Chapter of the Military Order of the World Wars, the national membership chairman, and is on the National Executive Committee.  He also serves on the Fort Meade Retiree Council.  A commissioner on the Maryland Veterans Commission, he served as an ambassador in the Army Freedom Team Salute program. COL Burtnick is also an Advisory Board member of The Jewish Uniformed Service Association of Maryland (JUSA) and is the Military and Veteran benefit advisor. The JUSA provides current and retired men and women in uniform [Military, Police, Fire and Public Safety] of the state of Maryland with educational and social support and activities.  JUSA’s motto – “Serving Those Who Serve Us” – reflects its mission to provide spiritual and counseling support to military members and Veterans and their families.

A graduate of The Johns Hopkins University, COL Burtnick lives with his wife, Janet, in Baltimore County.  They have two sons, Jason and Scott. Jason is an aerospace engineer and Scott is an industrial/organizational psychologist.

Jane Floyd, out of Tampa, FL, was ranked in both Top Dollar Volume and Most Loans Closed categories. She ranked #196 out of 500 in Top Dollar Volume and #99 out of 300 for Most Loans Closed. Daniel Sa, out of Columbus, OH, was ranked in the Most Loans Closed category. He ranked #191 out of 300.

LINTHICUM, MD, March 22, 2018— NFM Lending will sponsor the Ronald McDonald House Charities of Baltimore’s (RMHCB) 7th annual Red Shoe Shuffle 5k Run and Walk. The event will take place on Sunday, April 8, 2018.

The Ronald McDonald House Charities of Baltimore is an organization that provides a cost-free home away from home for seriously ill children and their families while undergoing treatment. Not sure what to do with your tax return? You can use the money to make some much needed upgrades to your home! Whether you are thinking of selling your home or planning on staying for a while, these suggestions for using your tax return for home renovations are sure to add value to your home.


If you have less than $1,000

Focus on the smaller details of yourhome. Change out that mailbox that may have been hit a time or two (we won’t tell). Change the color of your front door, or even upgrade to a brand-new door! Be prepared to pay a little more if you have your eye on a steel front door. Give your home a fresh coat of paint, whether it’s the actual home or just the shutters or trim. Treat yourself to a new lighting fixture in the kitchen. Switch out all light bulbs to more efficient, energy saving bulbs; maybe even upgrade to a few smart light bulbs, like this starter kit for $179.00. You can’t renovate an entire kitchen on this budget, but you can add a nice backsplash, update cabinet hardware, or even get some new energy efficient appliances. You could even hire professionals to come clean the exterior/interior of your home. You’d be surprised the difference clean carpets and power washed driveways can make.

If you have $2,000

You can do a lot with this budget. Pick a nice new color for your interior walls, maybe adding an accent wall here or there. Replace those eye-sore pieces of furniture or rugs. Upgrade your kitchen counters to something more modern. You could install several smart home technology systems, such as smart thermostat, smart doorbell/security cameras, smart shades, and phone or voice controlled light switches. Open some space by knocking down that wall that’s been driving you nuts. If you’re more of a DIY-er, before picking up a sledgehammer be sure to consult with a professional to avoid taking down a load-bearing wall.

If you have over $5,000

Depending on how much you have to spend there is the potential for some pretty big renovations. For lower budgets closer to the $5,000, you could add a deck or front porch. These will not only bring big benefits to you while living in the home but will add value to your home and can be a big selling point when trying to sell. Make some upgrades to a larger bathroom or renovate a smaller one. Sticking to just a few upgrades will keep costs down. If you’re looking to completely revamp a bathroom, it can cost anywhere between $7-10,000 depending on what you want to do. You can change out the flooring in a room or two. Install new windows that are going to help keep costs down.

The kitchen can be a pretty big project but is one of the most used and therefore important rooms in your home. If your budget extends towards $8-10,000, you should be able to afford new countertops, redo cabinets with a fresh paint or stain, add a back splash or new lighting fixtures, and possibly some new EnergyStar kitchen appliances. LINTHICUM, MD, March 1, 2018— NFM Lending is pleased to honor Lance Corporal (LCpl) Joseph Fortuna as the NFM Salute for March 2018.

After high school graduation in 1992, LCpl Fortuna enlisted into the United States Marine Corps, where he served from 1992-1998. At the advice of his father, a Marine who served in Vietnam and Desert Storm, LCpl Fortuna became a Marine Automotive Organizational Mechanic (MOS 3521) and went to San Diego for training. Even after sustaining an injury during basic training and having to undergo rehab, he graduated and went on to Camp Pendleton, CA to attend the school of infantry with the 1st Marine Division. Afterwards, he continued to Camp Lejeune, NC to train as a 5 Ton/Humvee mechanic with the 2nd Marine Division. LCpl Fortuna was then discharged from active duty and reported to Headquarters and Service (H&S) Company 4th Marine Division in Chicago, IL. His unit was never activated for any combat operations and he was honorably discharged in November 1998. Since then, LCpl Fortuna has dedicated most of his time to supporting Veteran causes.

“…Not everyone has been as fortunate as me,” LCpl Fortuna explained, “Almost everyone in my family and circle of friends have served in the military in some capacity, including my daughter who just graduated from Paris Island last month. My dad would always say, ‘All gave some and some gave all.’ In the words of Veterans far greater than I, I’m definitely no hero, but I’m proud to have known some.”

LCpl Fortuna was nominated by his friend, Julianne Moore.

“Joe is an amazing man! He started a Motorcycle Club in 2003 called the Tunnel Rats, named after the Tunnel Rats in Vietnam, and the entire club is either active military or Veterans. With [Joe’s] help, all these men support and help Veterans in need. They donate money, ride in charitable rides to benefit Veterans, and take the time to help any in need. The Club has also made donations to Operation Combat Bikesaver, [where] Veterans help build bikes to help cope with their PTSD. All these things would not be possible without Joe’s inspiration and determination.”

Who hasn’t dreamed of having a home on the water? Whether it’s beach, lake, or riverfront, a waterfront home can be a great investment but should not be made without the proper research and consideration. Before making any costly mistakes, you need to know what to consider when buying a waterfront home.

Use an Experienced Realtor: Not all realtors have worked with waterfront homes, and therefore are unaware of the complexity involved in buying one. Choose a realtor with plenty of experience so they can easily guide you through the unique homebuying process. While the cost of using someone with more waterfront know-how might be higher, they could save you a lot of money and heartbreak down the road.

Property > Structure: Before getting to far in love with a home, you need to really analyze the actual piece of property. If there is a dock with watercraft access, ensure the depth of the water is adequate. Make sure the water is safe to swim in, as you don’t want to have any unexpected injuries from murky water, large deposits of algae, or a rocky bottom. Don’t discover the view isn’t great until too late. Consider the amount of privacy you want, as there might not be as much as you think (there is a huge difference between a public and private beach). How easy is it to access the water from your home, and vice versa? Some homes might have stairs leading down to the water or other paths, so ensure you will be comfortable using the access both now and in years to come. Bottom line, it is possible to change the house, but not so much the piece of property. That doesn’t mean you should ignore the structure altogether. Waterfront homes require extra measures to ensure they can withstand the elements. For example, for homes on/near salt water need to use stainless steel metals to avoid corrosion and will be more likely to need storm shutter for potential hurricanes. Research the effect of the elements on all aspects of living before making any decisions, as it’s more than just the house that can be impacted.

Loan First, Then House: Since buying a waterfront home is usually more expensive than buying a landlocked home, you’ll most likely need to get a jumbo loan.  Typically, these loans take longer to obtain so you’ll want to start the loan process early, so you don’t miss out on the home of your dreams. To find out how much home you can afford, contact a trusted lender to get pre-qualified for a loan.

Property Improvement: Don’t buy your dream home and then find out you can’t make any improvements to the property! Do your research and check with the city to see if there are any limitations on the property concerning the removal of trees/bushes, building a pool or other structure, or even adding a dock. Depending on the type of waterfront, you should also check to see what activities are allowed, such as jet skiing, as there could be restrictions.

Flood Insurance: Owning a waterfront home comes with the potential of floods. While flood insurance can be expensive, it is a necessity. You might want to consider the possibility of the sea level rising and what kind of flood mitigation the property has. Another consideration, dependent on the location you’re buying, is that you might need more insurance than just flood. Knowing exactly what kind of insurance you need and where to get it is why we emphasize the need for an experienced realtor and lender!

Talk Around: Utilize the neighbors! They have most likely lived in the area for a while and know all the ins and outs. They can tell you about what issues you might face and might even have ‘insider’ information about the home you’re interested in. Also, they went through the waterfront homebuying process and might have some tips for you.

Middle of Nowhere: If the property is in a rural location there might be some new experiences for those who’ve been spoiled with the city/suburban conveniences. You most likely had electricity, water, sewage, cable, internet, etc. readily available, but that is not always the case with homes that are remote areas. In some cases, you might have to bring those utilities onto the property, which can get expensive. Do some investigating to see what the property has to offer, and how much it would cost to get what you need.

Responsibilities: Becoming the owner of a waterfront property also comes with becoming the caretaker of said property. If you are part of a HOA, there could be specific rules regarding the upkeep and maintenance of the property. If you are unable to do so yourself, consider adding a caretaker or other services into your budget.

Owning a waterfront home can become a reality, but make sure you are educated in what it really takes to purchase one. Do thorough research to become aware of any potential issues or unexpected costs. With the help of a knowledgeable realtor, lender, and these tips, you should have no problem getting the waterfront home of your dreams.
